It's never too early to think about the SPRING MARKET!

The market has normalized. Prices continue to appreciate, but at a slower pace. Higher interest rates have caused some buyers to pause. The market is becoming much more buyer friendly, but that might not be the case in the spring. Currently we have 16% less inventory than we did a year ago. Experts predict next spring will be another feeding frenzy based on low supply. Thinking of selling your home later this year or next spring? Get it ready NOW! Spring market starts January 2, 2023!

Exterior checklist to do before it gets cold!

1. If you are selling your home this winter or in the early spring, get your outdoor photos taken now. I offer free exterior & drone photos this time of year!

2. Does the exterior of your home need to be painted? Only the front door & shutters? Do it now before the temperature drops.

3. Does your asphalt driveway need sealcoating?

4. Do you need to update outdoor light fixtures?

5. Is your mailbox in good shape?

Interior checklist to do while contractors are not too busy!

1. The #1 item is neutralizing the interior of your home with paint. Paint is money in a can & has the highest return on investment of anything you do!

2. Remove dated curtains! If you are painting, have painters remove rods & curtains. Today's Millineum buyer is happy with just blinds!

3. Carpet, Carpet, Carpet......No one wants your 20/30 year old carpet. The condition of your home will immediately improve with new carpet. Your real estate expert & carpet professional can tell you EXACTLY what carpet to install for the sale of your home. There is no guess work!

4. Painting kitchen cabinetry white is definitely optional, but seems to be the golden ticket to multiple offers! A typical kitchen in a 3200 sq ft home costs $2800 to $3500.

5. New light fixtures are an instant update to make your home seem 20 years younger. It makes Mrs Buyer go crazy for your home!

6. Remove all excess pieces of furniture. Sell or donate. If you aren't taking it with you, get rid of it.

7. Declutter! Now is the time to go through room by room & eliminate excess items. Make 3 piles, sell, donate & trash!

8. Go through all your closets. Get rid of clothes you haven't worn in 2 years. Stager love all hangers to match! Invest in felt cover hangers! You will love it! When it gets closer to listing time, remove off season clothes to storage.
