HERE'S WHY....Homes under contract in our MLS far surpasses the number of new listings! The market is Hot! Hot! Hot! for sellers. During the week leading up to Labor Day Weekend, the number of homes that went under contract EXCEEDED the 2019 numbers by a WHOOPING 71%! On the contrary, the number of new listings for the same week were down 6% compared to 2019 new listings.

Homes are selling in the private listing network. Homes are selling as soon as they hit the market. Some homes are selling at list price, in multiple offers. Homes that need updating are selling. Because of extremely low inventory levels, homes are selling quickly! There has never been a better time to sell your home!

Supply cannot keep up with demand and will more than likely continue into next year. Buyers are scrambling to find quality homes to buy. There could be a slight slowdown period because of the upcoming election, but the potential slowdown is not expected to last. In a typical fall real estate market, homes sales drop by 8%, in an election year they can be down as much as 15%.

According to MLS Infosparks, inventory levels are down 13% - it’s safe to say that if you list your home, it is going to sell- and possibly simply because of the lack of inventory!

That, coupled with the record-breaking low interest rates, is keeping buyers on their toes to act quickly and snatch up new listings as soon as they hit the market!
