2021 has been a record breaking year in real estate. Fannie Mae's forecast for 2022 is a 7.9% rise in median home prices. It's going to be a great year to sell! But interest rates are expected to rise to 3.4% to 3.7%, lessing the buyer's purchasing power. A .50% increase in interest rate on a $500,000 home decreases the buyer's purchase price $30,000. The lowest point in inventory is December thru February. All these factors considered, the earlier you list your home the better. Why wait for all the competition in May?
